New Rule: Buyer Agreements Are Now Required Before Showings

Thinking about touring homes for sale?

There’s one new step you’ll notice right away, since August 2024: your buyer’s agent must have a written buyer agreement in place before any showings.

This isn’t just a new office policy or optional paperwork—it’s a national compliance requirement from the National Association of REALTORS® (NAR).

NAR emphasizes that while the written agreement is now mandatory, it does not define or limit the type of agency relationship you choose with your agent. Instead, it ensures everyone understands how representation works, what services are being provided, and how compensation is handled—up front, before anyone walks through a door.

Why It’s Required

  • Compliance: Buyer agreements are part of NAR’s nationwide practice changes effective August 17, 2024.
  • Transparency: Both agent and client know exactly what’s expected and agreed upon before showings begin.
  • Consumer Protection: This step helps prevent misunderstandings about representation and payment down the road.

If you’re planning to start your home search, don’t worry—this agreement is designed to protect you.

It’s simply a clear outline of your relationship with your agent, including the services you’ll receive, how long the agreement lasts, and how compensation will be discussed or negotiated.

The goal: fewer surprises, smoother transactions, and more trust between buyers and their agents.
